Preconstruction

The most important part of construction happens before a single brick is laid. We take a total team approach, involving the owner, design professionals and contractor.  Our comprehensive process ensures that the crucial beginnings of your project—costs, schedules, construction means and methods—are proficiently and personally managed.

Estimating: We draw from our experience, historical cost database and software to deliver detailed and accurate cost estimates.

Constructability Reviews: Our constructability reviews address and review points of interface between different building systems, checking for conflicts and deficiencies. The result is a comprehensive plan of attack for construction and limitation of field issues.

Subcontractor Prequalification: Landmark’s senior management, project managers and estimators conduct bi-weekly meetings to review subcontractor’s performance and financial strength, giving us an up-to-date database of prequalified vendors and subcontractors.

Value Engineering: Our goal is to add value by working within the design parameters to ensure our client receives the best end-product possible for the construction funds available. We will work with the client and architect to balance cost with function and aesthetics.

Scheduling: We develop construction Critical Path Method (CPM) schedules in the preconstruction phase to assist in the evaluation of project cost and to verify our client’s delivery objectives. We identify critical project dates and milestones, then optimize construction activities and workflow to most efficiently achieve those objectives.
